Deal Notification Email and Text
When JLS Home Buyers has another discount property deal available for purchase, we send a notification email to our Buyers. In the email there will be information about the property, the Starting Price, the Viewing Appointment, Offer Deadline, and deposit requirements for the winning buyer. Also included will be a link to the Photo Album for the property. We will also send a text alert with a link to the same email message.

Starting Price
The price on a deal is a suggested starting price. We will select the highest and best offer. Offers are submitted by the form below. This is a closed offer process (no one else can see your offer), so submit your highest and best offer if you want to increase your chance of winning the deal.

Viewing Appointment THIS IS THE ONLY OPPORTUNITY TO SEE THE INSIDE.
Whenever we have a deal, we schedule a single viewing appointment (or walkthrough), which typically lasts 1-2hrs.  You are welcome to bring appraisers, realtors, property managers, contractors, inspectors, etc. to the property to help you evaluate it. Important: Viewing Appointment Video

Land or open buildings are often viewed at your convenience and schedule.

Some properties / deals are sold sight unseen because of tenants occupying the property. These are often some of the best deals that we negotiate and bring to you.

Offer Deadline
We typically schedule the offer deadline one business day after the viewing appointment, however it is specifically noted in the notification email.  Offers are submitted in the form below.

Offer Selection
Offer selection takes place after the offer deadline. The winning buyer is then notified that their offer has been accepted and the other buyers are notified of the result as well, and will be notified IF there is another opportunity to purchase the deal.

Paperwork and Deposit
When an offer is selected and the winning buyer is notified, they will have one business day to submit the required paperwork and non-refundable deposit to our closing agent.

Closing
The next step is preparation of the required paperwork and scheduling of the closing.
